Through its Investment Group, Malkin Properties makes direct real estate investments in two capacities: 1) acquisitions of office, multi-family, and urban retail properties, and 2) subordinate capital investments (mezzanine debt and preferred structure/equity).

Acquisitions

Malkin Properties acquires property in which its principals lead equity investments in partnership with co-investors. Malkin Properties identifies trends which create long term profit and individual assets for which we see opportunity to add value from our active and total involvement. We are disciplined investors and focus on fortress real estate and value-add opportunities. Our experience and knowledge of many markets and property types combine to the advantage of our investment partners.

We acquire property in which our turn-key approach will enhance a property's performance. The investment goal is absolute return. We seek and acquire properties that will generate secure, long-term, tax-efficient current income through leverage and depreciation, as well as capital appreciation and inflation protection.

Malkin Strategic Capital

Malkin Strategic Capital is an equity-funded investment vehicle with no debt, which provides subordinate capital to real estate owners to bridge the gap between senior mortgage financing and their available equity, enabling the sponsor to realize a project's full potential while maintaining control and minimizing dilution of ownership.

We underwrite the real estate first, sponsorship second, and consider ownership and alternative outcome in every investment we make.
