The principles of our acquisition strategy involve discipline and response to opportunity. We are "omnivorous opportunivores." Our knowledge of many markets and asset types is strong, and consistent underwriting across market cycles inures to our benefit. We know when to buy, refinance and sell, and how best to preserve and grow investment dollars.

Our acquisition team identifies trends which create long term profit and individual assets for which we see opportunity to add value from our active and total involvement. We focus on fortress real estate that is protected by location, asset quality and high barriers for new competition. We apply both our financial structuring expertise and our real estate operational knowledge to recapitalize and reposition properties, upgrade and/or fix neglected assets, and implement superior marketing and management. Our strong execution skills in property operation differentiate our organization from the many real estate investment firms which serve only as financial intermediaries.

The investment goal is absolute return. We seek and acquire properties that will generate secure, long-term, tax-efficient current income through leverage and depreciation, as well as capital appreciation and inflation protection. We purchase assets at prices comparing favorably to competing assets, we utilize conservative debt from balance sheet lenders to avoid overleveraging, and we maximize exit value through disciplined refinancing and sale.

Acquisition targets include: office-central business district and suburban, urban retail, multi-family, industrial, and hotel.
